Cleveland, Ohio · Cuyahoga County

Selling your Cleveland house as-is.

I make written cash offers on Cleveland houses that need work, have tenants or came through an estate. If we agree, I sign a contract with you and assign it to one of my investor buyers, who closes at a local title company. Before you hear a number, I'll have pulled the Cuyahoga County record and the recent sales near you, and I'll show you both.

Where I've worked

Parts of Cleveland I've already researched.

Cleveland is where I've done the most homework so far. I've pulled county records and priced recent sales in each of these areas. If your street isn't here, send it anyway.

How it works

Five steps, and you always know which one we're on.

Each step has a date, and you hear from me at every one.

  1. You reach out

Send the form below or email me. Tell me what's going on with the house: repairs, tenants, an estate, a deadline.

    Reply the same business day
  2. I do the homework

County records, recent sales, photos or a walkthrough. If something doesn't add up, I'll ask you about it rather than guess.

    Day 1 to 2
  3. You get a written number

A cash offer with the sales and repair costs behind it. If my number can't work for you, I'll tell you that straight, before anyone signs anything.

    Usually within 48 hours
  4. We sign a simple contract

Cash with no lender, and no repairs on your end. If cash can't reach the number you need, I can often offer seller-financed terms instead. Before any contract, you get the Ohio wholesaler disclosure, a separate page saying I intend to assign the contract to an investor buyer, and we both sign it. I then have 14 days to bring in that buyer, and you can keep the house listed and take backup offers in the meantime.

    When you're ready
  5. A title company closes it

My buyer walks the house during a short inspection period, then a local title company handles the paperwork and your payment. I keep things moving on my end so nothing waits on me.

Usually 2 to 4 weeks, or on your date
Selling in Ohio

How an Ohio sale works with me.

Ohio Revised Code 5301.95 covers contracts like mine. This is what it means for you.

The disclosure comes firstBefore we sign any purchase contract, I give you the Ohio wholesaler disclosure. It is its own page, in bold type, and says I plan to assign the contract to another buyer. We both sign and date it.
You can cancel without itIf you didn't get that disclosure and sign it before the contract, you can cancel the contract at any time before closing.
Who closesMy investor buyer closes at a local title company, which handles the deed and pays you.
Terms instead of cashWhen we use seller-financed terms, the buyer takes the deed and you hold a recorded mortgage on the house until the note is paid off. I don't use land contracts.
14 days, then closingI have 14 days to assign the contract, and the buyer has 14 days to inspect. Closing is usually 2 to 4 weeks after we sign, or on a date you pick.
What I am and am notI'm not a licensed real estate agent or broker, and I don't represent you or the buyer. You're welcome to have an attorney or your own agent read anything before you sign.

Tell me about the house.

Two minutes is enough. I read every message myself and reply the same business day. Your contact details never go on a mailing list or to anyone else.
