Memphis, Tennessee · Shelby County

Selling your Memphis house as-is.

I make written cash offers on Memphis houses that need work, have tenants or came through an estate. If we agree, I sign a contract with you and assign it to one of my investor buyers, who closes at a local title company. Before you hear a number, I'll have pulled the Shelby County record and the recent sales near you, and I'll show you both.

How it works

Five steps, and you always know which one we're on.

Each step has a date, and you hear from me at every one.

  1. You reach out

Send the form below or email me. Tell me what's going on with the house: repairs, tenants, an estate, a deadline.

    Reply the same business day
  2. I do the homework

County records, recent sales, photos or a walkthrough. If something doesn't add up, I'll ask you about it rather than guess.

    Day 1 to 2
  3. You get a written number

A cash offer with the sales and repair costs behind it. If my number can't work for you, I'll tell you that straight, before anyone signs anything.

    Usually within 48 hours
  4. We sign a simple contract

Cash with no lender, and no repairs on your end. If cash can't reach the number you need, I can often offer seller-financed terms instead. The contract says in bold print that I intend to market my interest in it to an investor buyer, as Tennessee law requires, and you see that before you sign. I then have 14 days to bring in that buyer, and you can keep the house listed and take backup offers in the meantime.

    When you're ready
  5. A title company closes it

My buyer walks the house during a short inspection period, then a local title company handles the paperwork and your payment. I keep things moving on my end so nothing waits on me.

Usually 2 to 4 weeks, or on your date
Selling in Tennessee

How a Tennessee sale works with me.

Tennessee Code 66-4-403 covers contracts like mine. This is what it means for you.

The disclosure is in the contractBefore you sign, the contract tells you in bold, large print that I intend to market my interest in it to investors. You read that before anything is binding.
Notice before I assignBefore the assignment takes effect, I tell you in writing the day it takes effect, at least 3 business days ahead.
Who closesMy investor buyer closes at a local title company, which handles the deed and pays you.
Terms instead of cashWhen we use seller-financed terms, the buyer is an investor who will not live in the house. The buyer takes the deed and you hold a note secured by the house until it is paid off.
14 days, then closingI have 14 days to assign the contract, and the buyer has 14 days to inspect. Closing is usually 2 to 4 weeks after we sign, or on a date you pick.
What I am and am notI'm not a licensed real estate agent or broker, and I don't represent you or the buyer. You're welcome to have an attorney or your own agent read anything before you sign.
